THE POSITION:
As a Project Manager, you will be responsible for all construction site activities, supervision of staff, contractors, and sub-contractors, estimating, construction of specifications, and budget management for custom homes, renovations and/or multifamily projects. You will be required to successfully complete the project within the schedule and budget as identified. The Project Manager reports to the Senior Project Manager.
JOB RESPONSIBILITIES INCLUDE BUT ARE NOT LIMITED TO:
Documentation, Reporting, and Risk Management:
- Review documents and drawings for accuracy.
- Review and enforce sub-trade contracts.
- Meet with clients once a month and review the budget, schedule, CWO’s and discuss any concerns.
- Document and update monthly meetings with the clients in the LIDA Homes Project Management Software.
- Provide safety leadership through the implementation of LIDA Homes Safety Program and monitor safety performance of site team and sub-contractors.
Budget and Cost Control:
- Ultimate responsibility for management of the budget.
- Ensure accurate invoices are created and sent out by the accounting department.
- Manage any CWO’s required or requested and ensure they are submitted for client approval prior to the commencement of the change of work.
- Plan to avoid costly issues and project delays.
Scheduling:
- Prepare and maintain construction schedules, look ahead and identify and solve potential scheduling problems.
- Continually monitor and update the schedule in the LIDA Homes Project Management software.
- Ensure sufficient manpower is provided to achieve safety, schedule, and quality of workmanship.
Quality of Workmanship:
- Monitor and maintain high quality of workmanship and accountability of sub-contractors, and contractors.
- Adhere to LIDA Homes quality standards and implement techniques to ensure quality issues are addressed in advance.
- Oversee trades to ensure deficiencies are completed.
Relationship and Leadership:
- Inspire and motivate company teammates and sub-contractors to perform at their best.
- Supervise and develop teammates through regular feedback, training, and coaching.
- Lead project meetings with internal and external parties.
- Maintain LIDA Homes professional image and collaborate with all stakeholders for a successful project outcome.
PROJECT MANAGER REQUIRED QUALIFICATIONS:
- Must have at least 5 years of experience as a Residential Project Manager or Site Superintendent of custom homes, renovations and or multi-family projects.
- Trade background with a demonstrated progressive experience in general contracting.
- Demonstrated competencies in the areas of safety, leadership, project execution, cost control, quality and administration.
- Sound knowledge of construction and building techniques and ability to read and interpret contract drawings and specifications.
- Proactive problem solver that can manage difficult situations with positive results.
- Good computer skills.
- Post-secondary education in construction would be an asset.
- Gold seal or Red Seal Carpenter (journeyman) accreditation would be an asset.

THE POSITION:
As a Residential Construction Estimator, you will be responsible for all rough order of magnitude estimates, specification building, and hard bid estimates in cooperation with the interior design team. The Construction Estimator reports to the Pre-Construction Manager.
JOB RESPONSIBILITIES INCLUDE BUT ARE NOT LIMITED TO:
- Develop high-level budgets using preliminary design documents.
- Review construction documents to develop an understanding of scope requirements and prepare notional estimates, rough order of magnitude estimates, and hard bid estimates.
- Perform detailed quantity takeoffs, specifications, and tender proposals
- Tender construct specifications for hard bidding from our trade partners.
- Develop a preliminary construction schedule using labour calculations.
- Quantify General Construction requirements such as equipment rental.
- Attend design-assist meetings and provide feedback to improve the design or constructability of projects.
- Ability to understand construction details.
- Ability to work independently with minimal supervision.
- Ability to work on multiple projects under tight deadlines.
- Review contracts to ensure the scope of work match proposals.
- Attend tender award meetings and contribute to the successful award of contracts.
- Chair handover meetings between Estimating department and Construction Operations.
ESTIMATOR QUALIFICATIONS:
- Minimum 1-5 years of proven residential construction estimating experience in custom homes, renovations and/or multifamily homes.
- Strong organizational and communication skills.
- Attention to detail.
- Estimating or building technology education or background.
- Experience with Project Management Software, Microsoft Word, Excel, Project, and estimate takeoff software such as Planswift, Takeoff or Bluebeam.
- Experience or understanding of construction contract language is a plus.

THE POSITION:
This is a management position. As a Lead Carpenter and/or Foreman you will be responsible for all construction site activities, supervision of staff, and sub-contractors. In cooperation with the Site Superintendent, you will be required to successfully complete the project within the schedule and budget as identified. The Lead Carpenter and/or Foreman reports to the Site Superintendent.
JOB RESPONSIBILITIES INCLUDE BUT ARE NOT LIMITED TO:
- A full range of residential carpentry, predominantly high-end renovations and additions
- Working with trades on site (carpentry support / trade coordination)
- Monitor and maintain high quality of workmanship and accountability of sub-contractors and contractors
- Adhere to LIDA Construction quality standards and implement techniques to ensure quality issues are addressed in advance.
- Oversee trades to ensure deficiencies are completed.
- Working effectively with the Site Superintendent.
- Working with architectural and structural drawings and specifications.
- Clear communication with clients, consultants, trades, Site Superintendent.
- Meeting challenges on site with creativity, an open mind and working together to find solutions.
- Complete weekly LIDA Construction Tool Box meetings with all team mates and sub-contractors on site.
- Plan ahead to avoid costly issues and project delays.
- Inspire and motivate site team and sub-contractors to perform at their best
- Supervise and develop site team members through regular feedback, training, and coaching
- Maintain LIDA Construction professional image and keep a clean and organized job site and site office
LEAD CAPREPNTER AND/OR FOREMAN REQUIRED QUALIFICATIONS:
- Must have at least 3 years of experience as a Lead Carpenter and/or Foreman in residential renovations and additions.
- Trade background with a demonstrated progressive experience in general contracting.
- Demonstrated competencies in the areas of safety, leadership, project execution, cost control, quality and administration.
- Sound knowledge of construction and building techniques and ability to read and interpret contract drawings and specifications.
- Proactive problem solver that can manage difficult situations with positive results.
- Good computer skills.
- Post-secondary education in construction would be an asset.
- Gold seal or Red Seal Carpenter (journeyman) accreditation would be an asset.
