About Us
LIDA was created from a simple realization: most frustrations in construction are not caused by the building itself, but by what happens behind the scenes — unclear expectations, poor communication, and a lack of professionalism.
Early on, we saw too many projects struggle not because people didn’t care, but because the business behind the build wasn’t structured to support the process. Decisions were reactive. Expectations shifted. Clients were left confused and frustrated in the middle of what should have been an exciting experience.
That’s why LIDA was built intentionally — not just to construct homes, but to operate as a professionally run business that delivers clarity, accountability, and consistency throughout the building process.
From the beginning, that meant investing in leadership, systems, planning, and accountability long before those things were common in residential construction. After decades of delivering custom homes, renovations, commercial, and multi-family projects, David authored and published The Custom Home Playbook — a book written for homeowners and builders that defines what great looks like when hiring a builder. David is a long-standing member of the NAHB Builder 20 Club, which the National Association of Home Builders recognizes as an elite peer group made up of some of the top residential builders in North America. Through this group, members benchmark performance, share best practices, and challenge one another to operate at a higher level. The accountability, perspective, and operational insight gained through Builder 20 directly influence the standards, systems, and expectations applied within LIDA Homes. This involvement helps keep LIDA aligned with proven practices and a high level of performance within the residential construction industry.

David previously served as President of the Canadian Home Builders’ Association Vancouver Island and currently sits on the Government Regulations Committee for CHBA BC, contributing to the policies and standards that help shape residential construction across British Columbia. LIDA’s industry involvement also extends through Terry Pearson, owner of LIDA and Vice President of Construction Operations, who serves as a Director with CHBA Vancouver Island. Together, these roles reflect an active commitment to leadership, advocacy, and staying closely connected to the issues affecting the homebuilding industry.

The Leadership Team
Behind every LIDA project is an experienced leadership team responsible for maintaining the standards, systems, and accountability that define how the company operates. LIDA is intentionally structured so projects are not dependent on a single individual, but supported by leaders across vision, construction operations, and financial control.

David Stephens is the founder of LIDA and has spent more than two decades building and leading construction companies with a focus on discipline, accountability, and operational excellence.
David’s role centers on vision, leadership development, systems, and long-term strategy. His experience spans custom homes, major renovations, commercial projects, and multi-family construction. He is widely recognized for applying professional business principles to the construction industry — building companies that are structured, scalable, and accountable.
In addition to leading LIDA, David is the author of The Custom Home Playbook, co-founder of Highspire Coaching & Capital, a long-time NAHB Builder 20 member, an EOS practitioner, and an industry speaker. He previously served as President of CHBA Vancouver Island and currently sits on the Government Regulations Committee for CHBA BC.

Terry Pearson is an owner of LIDA and serves as Vice President of Construction Operations. Terry is responsible for ensuring that LIDA’s operational standards, systems, and quality expectations are consistently applied across all projects.
With deep experience in construction execution and team leadership, Terry plays a critical role in translating planning into real-world delivery. His focus on quality control, schedule discipline, and accountability ensures projects are executed deliberately — not reactively.
Terry also serves as a Director with CHBA Vancouver Island, bringing active industry leadership directly into how LIDA builds and operates.

Lisa Stephens serves as Financial Controller for LIDA, overseeing financial systems, reporting, controls, and accountability across the organization.
Lisa plays a critical role in ensuring budgets, contracts, cash flow, and financial reporting are accurate, transparent, and aligned from pre-construction through project completion. Her leadership supports disciplined financial decision-making and helps ensure projects are set up for success before construction begins.
This role is especially important during feasibility and pre-construction, where financial clarity and realism are essential to protecting both the client experience and the long-term health of the business.
LIDA’s Client Experience Team includes experienced Project Managers and Interior Designers who work directly with clients from pre-construction through completion.
This team is responsible for coordinating decisions, managing details, maintaining structured communication, and ensuring expectations remain clear throughout the build. Their role is central to delivering the calm, organized, and transparent experience clients associate with working with LIDA.
By separating leadership, financial control, construction operations, and client experience roles, LIDA ensures clients are supported by specialists — not a single individual carrying every responsibility.

Through long-standing participation with the Canadian Home Builders’ Association at the local, provincial, and national levels, LIDA contributes to shaping best practices, improving professionalism, and helping raise standards across residential construction. Over the years, LIDA has supported local initiatives, events, and organizations by contributing time, expertise, and resources where they can have meaningful impact.

In partnership with HeroWork Victoria, we volunteered time and resources to a renovation so that those seeking to leave the streets had a place in which they could feel safe and secure, and could seek care, counseling and educational support.Our Lida team has volunteered their time and provided support by serving coffee and meals to those in need.

In partnership with HeroWork Victoria, we volunteered time and resources for a renovation so that those living with cognitive disabilities, mental health considerations, injuries and illnesses in Vancouver and Victoria can experience nature through outdoor activities.

We supported fundraising events and contributed monetary donations to Cops for Cancer which funds lifesaving pediatric cancer research and support programs for children and families living with Cancer.

In partnership with 91.3 The Zone’s Toy Drive, we invited trade partners and clients to join us in donating toys and hampers to children and families in need at Christmas time.

Our Place Society has grown from a unique inner-city community centre to nine locations serving Greater Victoria’s most vulnerable, including people struggling with homelessness, mental health challenges, substance use issues, the working poor, and impoverished elderly.
